Grainger Market Reaches Major Milestone in Transformational Programme

Grainger Market, Newcastle’s oldest and one of its most iconic retail landmarks, has now completed a major transformation programme to secure its future for generations to come. The works aim to create a destination comparable with leading European markets, broadening its appeal while preserving the Grade I listed building’s historic character.

This milestone comes as Newcastle continues a period of significant regeneration, with major investment reshaping the city centre, reflecting the changing needs of city centres and supporting long-term economic growth. Grainger Market remains at the heart of this evolution, an institution valued for its role in the city’s economy, cultural life and community identity.

Despite challenges faced by independent retailers in recent years, the market has shown resilience, strengthened by loyal customers and support from Newcastle City Council. Initiatives such as the market‑wide delivery service launched during the pandemic helped maintain vital access to local produce and demonstrated the market’s potential for renewed growth.

Following a successful multi-million-pound bid to the UK Government’s Levelling Up Fund, Newcastle City Council appointed FaulknerBrowns Architects to help realise a vision for a more vibrant, social and culturally active market, while ensuring it remains an affordable home for independent traders.

Cllr Karen Kilgour, Leader of Newcastle City Council, said: "This is an incredibly exciting time for our great city. A walk through the city centre reveals the scale of development and opportunity on offer, but Newcastle is also a place of people and community, and they are at the heart of everything we do.

“The Grainger Market is a perfect example of this. We are privileged to have such a distinctive asset in the city centre, one that is not only a striking and historic building but also a thriving community shaped over generations by loyal traders and customers. Their dedication has been central to everything achieved in the market in recent years.

“With the completion of these transformative works, we now have a market truly fit for the future: a vibrant destination offering retail alongside leisure and culture, and a platform for ongoing growth and opportunity. It is a defining moment for Newcastle, and I look forward to seeing the market continue to flourish in the years ahead."

The refurbishment has delivered two new pavilions at either end of the Arcade, new tiling, upgraded entrances, improved wayfinding, and refurbished toilets. Externally, the market now features new paving, signage and planting, creating a more welcoming and visually appealing frontage.

Tania Love, Associate Partner at FaulknerBrowns Architects, said: “Grainger Market is one of the best, if not the best, of the UK’s purpose-designed indoor markets. It has successfully traded for nearly 200 years, so our approach has been to focus on careful interventions that will hopefully help its independent traders thrive for many more years to come.

“We’ve celebrated the market’s heritage by looking back to look forwards – colours, patterns and materials of the existing building are reflected in new structures, finishes and facilities.

“Within the Arcade, pavilions have been designed to better support the market as a social destination, somewhere to sit, to meet while eating and shopping, but also to host daytime and night-time events, from fashion shows and live music to pop-up trader demonstrations and dinner events.”

Neil Kennedy, Regional Managing Director at main contractor Robertson Construction North East, said: “Grainger Market has been at the heart of Newcastle’s retail and cultural landscape for generations, and the transformative work carried out ensures this Grade I listed building will continue to play a crucial role in the city centre for years to come. Crucially, the market remained fully operational throughout our works which have improved sustainability and created new spaces.

“The project showcased our collaborative approach through close liaison with traders, the local community and the supply chain to bring the council’s vision to life.”

As the project reached this major milestone, the council has hosted an event to mark the market’s new chapter and thank partners for their support. This followed an earlier celebration with traders acknowledging their cooperation throughout the works.
